There's a moment every year, usually the first morning you can see your breath, when Long Island flips a switch. The beach crowds thin out. Main Street windows fill with pumpkins. Someone on your block puts up a very ambitious skeleton. It's fall, and it may be the best time of year to live on the North Shore. This guide covers the fun and the facts: where the season came from, what's happening this month, what's in your glass, and what the autumn market means if you're thinking about buying or selling.
🎃 Fall Fun Facts
- "Fall" is the older word. English speakers used fall of the leaf centuries ago. "Autumn" came later by way of French and Latin. Britain mostly dropped "fall," but American English kept it.
- Long Island's foliage peaks late. Our coastal climate keeps leaves turning later than upstate. Peak color around here usually lands in late October into early November.
- Halloween is about 2,000 years old. It descends from the Celtic festival of Samhain, which marked the end of harvest and the start of the dark half of the year.
- Jack-o'-lanterns started as turnips. Irish and Scottish tradition carved turnips and potatoes. Immigrants found that American pumpkins were much easier to carve.
- A pumpkin is technically a fruit, specifically a squash, which makes pumpkin pie a very respectable fruit pie.

📊 2026 Market Snapshot: What's Happening Right Now
Here are the real numbers, with sources. Fall is a good time to separate the headlines from what's happening on your block.
Suffolk County: The Big Picture
- The median single-family sale price in Suffolk hit $760,000 in August 2026, up 7.0% from $710,000 a year earlier (OneKey MLS, via Long Island Guide). Sellers received a median of 102.2% of their original list price, up from 101.3% last year. longislandguidelongislandguide
- Nassau's August median reached $911,000, up 4.7%. longislandguide
- Sales are slower, prices aren't. Closed sales declined even as prices rose, because limited supply is holding prices up. longislandguide
- Inventory: One local market update put Suffolk inventory at roughly 3,000 homes, down more than 11% from last year, with a median of 44 days on market. That works out to about three months of supply across both counties, which is still a seller's market. joneshollowrealtyjoneshollowrealty
- Zillow's view: the average Suffolk home value was $723,980 as of July 2026, up 3.3% year over year, with homes going pending in around 26 days. zillow
The Mortgage-Rate Environment
This is the part buyers are feeling most. Freddie Mac's 30-year fixed average reached 7.03% on September 24, 2026. That was the first reading above 7% since January 2025, up from 6.95% the week before. The 15-year fixed rose to 6.42%. Just a few weeks earlier, on September 3 the 30-year averaged 6.71%. Town-by-Town: The North Shore and Beyond
Medians come from different sources and time windows, and small towns have small samples, so treat these as a compass, not an appraisal.
- Northport (11768): The ZIP-code median was $936,000 in March 2026, while village-proper listings often trade closer to $1.1–$1.15 million. alllongislandhomes
- Huntington: The three-month median was $917K (ending May 2026), down 4.0% year over year, with homes selling in about 21 days versus 26 last year. redfin
- Smithtown: The June 2026 median sold price was $807,500, with homes selling at 105.2% of list and a median of 23 days on market. With about 2.56 months of inventory, it reads as a seller's market. hellomudshellomuds
- Kings Park: The median sale price is around $750,500, up 9% year over year, with homes selling in about 37 days. That's a small market, so single sales can swing the numbers. homes
- Dix Hills: The three-month median was $1.4M (ending June 2026), up 8.5% year over year, with sales running at about 28 days on market. redfin
- Commack: In August 2026, the median listing price was $805K, down 1% year over year, and homes spent a median of 26 days on market, 13% faster than last year. movoto
- Greenlawn: The 12-month median sale price is $850,000, down 3% from the prior 12 months, with homes selling in about 39 days. homes
- Cold Spring Harbor: The median sold price was $2,064,500 in May 2026, and homes sold in about 33 days versus 41 last year. movoto
And Out East: The Hamptons
The East End is its own world. In Q2 2026, Hamptons sales fell 21.1% year over year, driven largely by a shortage of homes under $3 million, while the median sale price rose 31.9% to $2.5 million. There's an important caveat. Jonathan Miller of Miller Samuel has said the earlier record median reflected a shift toward higher-priced sales rather than true price appreciation. In other words, the luxury end is booming while the middle is squeezed. hamptonspriveCNBC
🍁 What Fall Means for You
For buyers. Rates near 7% hurt, but fall competition can be a little calmer than spring's rush. Good homes still go quickly. Get pre-approved, know your payment at today's rate, and be ready to move on a clean offer. Be flexible on timing and you may find leverage.
For sellers. Buyers searching in fall tend to be serious, because they want to be settled before the holidays. With tight inventory and sellers still averaging above original list price in Suffolk, a well-prepared, correctly priced home can do very well. Curb appeal matters more than ever in fall light: tidy the leaves, clean the gutters, and light the porch.
For investors. Limited supply and elevated rates mean tight margins on financing but strong rent demand. Run your numbers at current rates, not last year's.
For luxury buyers. The high end is the most active segment on the Island. Cold Spring Harbor, Dix Hills, and the Hamptons are drawing cash and equity-rich buyers. Prepared sellers get attention, and buyers should expect competition for the best homes.
If you're moving before winter. The window is real. Closings take time, and listings thin out as the holidays near. If you want to be in by January, the planning starts now.
